| GENERAL TERMS OF LEASE | ||||||||||||
The present lease
is done at the ordinary and rightful lease terms in such matter and in
particular at terms the |

Leaseholder commits
himself to execute, under penalty of damages and even under an annulment
if the Lessor |

deems it necessary
without any claim to reduce the rent. |

a)
Arrival time is normally in the afternoon. |

The departure
time is normally inthe morning. |

If the Leaseholder is 4 days late and did not inform the Lessor, Lessor
may try to re-lease the property. |

d)
The Leaseholder must live himself in the property, as a prudent administrator
and maintain it in good conditions. Everything works and any claim after
24 hours of leasing will not be admitted.In case of negligence or bad
maintenance, repair will be at Leaseholders costs. Leaseholder may not
trouble the neighbourhood. |

e)
Premises are leased furnished with kitchen equipement, dishes, glass wear;
sheets, pillows, Hi-Fi and video material. Pool and yard maintenance is
insured by local compagnies. House cleaning will be done every morning
except on sundays at costs of Leaseholder. On the departure day, the cleaning
lady will arrive at 9:00 AM, the house must be ready and the rooms emptied.
If the villa needs a deeper cleaning, Lessor or his representative will
have the right to ask the Leaseholder to share the costs for an amount
of 50 euros. |

f)
Guarantee deposit must be paid by check. It will be paid back on departure
day if no damage occured (curtains, paints, windows,
dedding etc).In case of damage, Lessor may hold back a certain amount. |

g)
Leaseholder may not be against a visit asked by the owner or his representative. |
